It Can Increase The Value Of Your Home:

There is no better time than now to invest in improving your home. We are living through a great time in real estate. The market is booming, so if you decide to sell your home in the near future, it will be worth more if you've done renovations. A study by Remodeling magazine found that remodelled kitchens bring the largest return on investment, followed by bathrooms and family rooms. The study also found that 70% of homeowners who did remodel their home said they would do it again. This means that not only can you increase the value of your home, but you also get maximum enjoyment from the space!

Modern bathrooms are quickly becoming a hot demand for home buyers & investors and by putting in a little bit of elbow grease today to modernise your bathroom could result in a large payoff when you decide to sell. Gone are the days of old fashion bathrooms! Today's modern bathrooms can make the difference between a property selling or not selling. Just by spending $10,000 on a bathroom renovation today, you could increase the underlying value of your home by up to $50,000.

Improve Energy Efficiency:

This is an increasingly hot topic with our customers. Although not high on the reasons I find customers looking to renovate their bathroom, there is a steady increase of those who are becoming more environmentally conscious. Some of the items we recommend to help you improve energy efficiency are:

Low flow toilets – These were first introduced in 1992 but for many years they were a tough sell to the public. As the technology became more mature and the price came down, it's now easy to recommend these to existing and new customers. The average person uses around 10,000 litres of water each year flushing their toilet, so if you fit two low flow toilets (and one for your ensuite) at a cost of $300 each you will save over $2,000 in water bills per year*.

Radiant heating – These types of flooring use electricity or gas to heat up a mat under the tiles which heats up the room. It's very quick to heat up and can be used all year round. You can also turn it off when you're not using it so no energy is wasted. On average radiant heating costs around 25% less than traditional floor-based heating systems. For example, installing 3m2 of heated flooring will cost around $1,900 compared to $2,900 for a similar sized radiator.

Fix Any Existing Problems:

Over time, most bathrooms will experience water leaks, which lead to rotting floors and mould problems. It's a problem that many people don't notice until it's too late. You might find that your bathroom tiles are loose or that you have leaking fixtures. This tends to be one of the main reasons people finally decide to renovate their bathroom. If you suspect that your tiles are loose, rather than calling out a plumber to fix it (which is like covering it with a bandaid), you would save time & money by simply replacing your fixtures with a more modern selection.
